Team Behind Common Ground Announces Expansion Into Berry Hill

In early May, Gep and Katie Nelson, the owners of The Yellow Porch, announced that they would be closing the venerable restaurant that had been a neighborhood fixture in Berry Hill since 1998. In early May, Gep and Katie Nelson, the owners of The Yellow Porch, announced that they would be closing the venerable restaurant that had been a neighborhood fixture in Berry Hill since 1998. In truth, the couple had been investigating that option as far back as 2018 and had made changes in service throughout the pandemic that they never undid, like serving lunch for example. While fans of the restaurant are understandably disappointed to see it go, the Nelsons have certainly been an important part of the dining scene in Nashville for a long time.

Their legacy will live on in some way as they have reached an arrangement to turn over the keys of their restaurant to the ownership group behind Common Ground, effective June 1. Industry veterans Matt Ramos and Wes Taylor lead operations of that group, and this expansion fits into exactly what they told me before they opened the first outpost of Common Ground late last year at 4001 Charlotte Ave. In that interview, Ramos mentioned that they were already seeking out a second potential location before their first restaurant even opened.

A key factor to them was to make sure that they could provide a need for the neighborhood they settled in. “The biggest thing was we wanted to be where it was a real neighborhood, where native Nashvillians are living or maybe working remotely,” Ramos said.

While the Berry Hill location probably doesn’t have the same population density as the original restaurant spot on the border between the Nations and Sylvan Park, Ramos sees the opportunity to draw from nearby neighborhoods like Woodbine and 12South.

“We had always planned to open two in the first year, and we developed a restaurant that was ready to plug and play,” he says. “We’d been talking to Gep and Katie for a few months and jumped at the opportunity to be a mile from the soccer stadium and all the potential business from the music studios in the neighborhood, which is kind of turning into the new Music Row.”

Ramos and Taylor are comfortable with multi-unit operations and expansion thanks to their experience working with the M Street and Red Pebbles hospitality groups in the past, and they believe that their concept of hospitality will align well with those of The Yellow Porch. They are also confident about being able to staff up, having retained about 90 percent of their original employees over their first year of operations on Charlotte.

Despite coming into the first restaurant with a clear vision that included a fast-casual cafe service and a strong commitment to their coffee program, they weren’t afraid to pivot early in the process.

“You have to let the guests dictate the evolution of the menu,” says Ramos. “We saw early on that there was a lot of cafe competition in the neighborhood ... so we did away with the cafe hours and focused on brunch, lunch and dinner.”

Another surprise was how popular their cocktail program became. “We use fresh juices for everything, and we’ve become much more of a cocktail bar and restaurant than a cafe like we thought,” he says. “I figured our wine, beer and cocktail sales would be about equal, but the majority of our beverage sales have been cocktails.”

Common Ground has also drawn tipplers in with special theme nights like an evening devoted to tiki drinks. The front bar is also activated during the restaurant’s popular weekend brunch service that will soon expand to include Fridays.

In an effort to attract former fans of The Yellow Porch, Common Ground plans to enhance their wine list to reflect how robust the Nelsons’ offering was, even if they won’t end up having quite as many bottles as the previous resident of the space.

Speaking of space, Ramos is excited about the new digs, saying, “We’ll have a two-tiered outdoor deck with 36 semi-enclosed seats. That will really enhance the experience over the small patio we have now.”

The menu in Berry Hill will reflect the offering in Sylvan Park with lots of small shareables along with larger plated entrees and their popular Black Hawk Farms wagyu smashburger. Some of the lunch items are also on the brunch menu alongside various toasts and salads. Ramos is particularly proud of Common Ground’s lox made using salmon cured in-house with gin, spiced with bagel seasoning from their neighbors at Savory Spice Shop in L&L Market, and served on bread from Charpier’s Bakery just a short drive away.

The staff is in the middle of a cosmetic flip of the Yellow Porch, aiming to accomplish the work in the same rapid two-month time frame that they took to convert Chaatable into Common Ground. They’ll begin taking reservations on Resy in mid-July with an eye on an early August opening. Like at Sylvan Park, the new Common Ground will always set aside some seating for walk-ins, a move that has encouraged repeat visits from loyal neighbors.

“I’m surprised by the number of regulars that are already coming here two or three times a week,” Ramos says, “and it’s great to see so many people walking here.”

Ramos and Taylor do plan to hit pause on further expansion for at least a little while after they move to the new location. “We want to create a place that can fit into anyone’s weekly routine, and we’re really enjoying this model,” says Ramos. “We just don’t want to expand the concept anymore yet until we get these two up and going.”

Details are emerging regarding a mixed-use building Phoenix-based Alliance Residential Co. is targeting for the Berry Hill property long home to food product company Mrs. Grissom’s Salads Inc.

According to a document submitted to the city of Berry Hill, the future four-story building will rise at 2500 Bransford Ave. and offer 218 one-bedroom and studio units and 84 two-bedroom residences. In addition, about 5,000 square feet of retail space will face Bransford Avenue.

To be called Broadstone Berry Hill, the 302-unit building will include a structured parking garage with 437 spaces and two courtyards (one with a swimming pool).

Nashville-based Catalyst Design Group is handling engineering and land-planning duties, with Atlanta-based Dynamik Design the architect, the document notes.

The 3.25-acre property offers three industrial buildings and is owned by Kenneth Funger, Mrs. Grissom’s CEO.

Stephen Keller, Alliance development director, declined to comment as to when the company plans to purchase the property or to break ground.

As the Post reported in 2021, the eventual sales price was expected to have been approximately $15 million ($100 per square foot based on acreage), according to multiple sources. It is uncertain if that price has changed.

The property partly sits within Metro Councilmember Robert Swope’s District 4.

Mrs. Grissom’s began operations in 1955, with its products having been, at peak production, available at multiple grocery store chains in the Southeast. In April 2021, Funger sold the brand and most of the manufacturing to locally based Chairman’s Foods, with a move of all production into Chairman's facility originally slated for the past spring. However, the company seemingly still operates at the site.

Mrs. Grissom’s Salads Realty Inc.’s ownership of the three-parcel site, in part, dates to 1959, according to Metro records. Funger now owns the collective property and had enlisted, as the Post previously reported, Shane Douglas and Patrick Inglis, executive vice president/partner and senior vice president, respectively, of Colliers International Nashville to handle the marketing and sales effort.

Mrs. Grissom’s was long run by Grace Grissom and husband Herbert, who initially partnered with some former Knoxville friends on an existing small business. Grace Grissom then ran the business until 2005, overseeing the addition of product lines and a distribution network spanning 25 states.

Alliance is now leasing apartments at its eight-story Broadstone SoBro, which sits on a 1.48-acre property at 804 Fourth Ave. S., across the street from live music venue 3rd & Lindsley. It is also undertaking a seven-story residential building at One City in Midtown.

The company’s 342-unit building in The Nations opened in late 2021. Of note, Alliance sold that property to Atlanta-based multifamily investment and management firm Cortland Partners for about $128.6 million in February (read here).

Alliance sold its Broadstone 8South apartment building in Melrose in 2018 for $76.73 million to a Los Angeles company. Similarly, the company sold Broadstone Stockyards for $105 million in November 2020 to an entity affiliated with New York-based international private equity alternative investment management firm The Blackstone Group Inc. Alliance sold Broadstone Gulch for almost $81 million in December 2019 to Security Properties.

Alliance's first Nashville project was undertaken at 1100 Third Ave. N. in Germantown. It sold that structure (now called IMT Germantown) in 2018 for about $73 million to a California entity, according to Metro records.

According to a release, the business will be called Climb Kraft and will represent the parent company’s third in Davidson County (joining Climbs on the city’s east and west sides) and the fifth overall (with Climb offering a presence in Murfreesboro and in Bentonville, Arkansas).

With an address of 2926 Kraft Drive, Berry Hill-area property owned by locally based Green & Little, the future Climb Kraft will operate from a 33,000-square-foot facility, with the initial 15,000 square feet of phase one eyed for a May 2023 completion.

Climb Kraft will be billed as the largest bouldering gym in middle Tennessee. A cost to get the business operational is not being disclosed. Computer security services company Uniguest seemingly operates from the building.

Drew Sloss serves as CEO of the entity that owns Climb, which debuted in 2003.

“Our mission is to be a catalyst for community and Climb Kraft will increase our ability to serve the south side of the city, which is very exciting,” Sloss said in the release. “Nashville is where we started this journey nearly two decades ago, and to open this facility in our hometown during our 20th anniversary is really special.”

Since beginning operations, Climb has hosted about 2 million climbing visits. Climb Nashville West is located at 3600 Charlotte Ave. near Sylvan Heights and is the original location.

Scott McKinney, senior associate with the local of office of Orlando-based Foundry Commercial, represented Climb in the lease deal.

“It’s hard to beat the unique position that the Berry Hill neighborhood offers,” McKinney said in the release. “With excellent access to Interstate 65 and I-440 it will be just 10 minutes [from] downtown, Brentwood and many other areas of town. I’m especially excited as I am avid climber and member of the gym. Having Middle Tennessee’s largest bouldering facility here in a central Nashville location is very exciting.”

The Post could not determine if Green & Little had broker representation in the lease deal.

NASHVILLE, Tenn. (WTVF) — In recent years, Nashville's certainly seen a boom in beautiful murals springing up around the city. Something very special's emerged in one neighborhood, and it's only become greater over the course of 12 years.

"I can express myself," said painter Scott Guion, speaking between adding paint strokes to a fence. "I sorta meditate. I can kinda get in the zone, and it just feeds me."

Fences are usually something that separates people. The work Scott has done off and on for 12 years on the fences of the Berry Hill neighborhood is something that brings people together.

"Getting to study the lives and listen to the music of the different artists out here is just fulfilling, man," he explained.

The neighborhood is, of course, full of recording studios. Scott's work all began when the owner of the House of Blues studio called him to bring a little life to the area.

"Suggested that I paint some of his favorite artists," he said. "Who's the greatest of the greats? Who are the people who built music? Who can we honor? Every once in a while he'd call me up and say, 'Hey, I built a new fence. Why don't you come to paint the new fence?'"

The fences include murals of Loretta Lynn, Michael Jackson, the Beatles, Prince, Outkast, Amy Winehouse, and Willie Nelson. Bold voice of psychedelic rock, Janis Joplin, is a mural neighbor to piano playin' pioneer of rock 'n' roll Fats Domino.

"I'm listening to their music," Scott said. "I'm watching videos. I'm learning."

After five years away from these murals, the East Iris Studios have moved in and asked Scott for a new fence.

"What a high honor to paint these giants of music," Scott said, standing in front of a new fence that now features the faces of artists including Reba McEntire, Miley Cyrus, and Carrie Underwood.

Scott's now painted about 70 famous faces in the neighborhood.

"Since I was a child, like everyone on the planet, I've loved Dolly Parton," he said. "To get to paint Dolly out here was really special and amazing. One day I got a really beautiful note from Greg Allman's widow telling me how much she enjoyed the portrait."

On Monday, Scott was adding one more.

"Led Zeppelin!" he laughed. "Yeah, I've been practicing this mural since I was in high school, drawing it on my notebook. So, hopefully, I got it down by now!"

Scott's unsure if this will be his final mural in Berry Hill. If this is it, the end of a 12-year journey, he's happy to bring people all these faces to teach a new generation of music lovers and pay tribute to the greats.

"It is really special to be given the opportunity to do that," Scott said. "It's amazing. I am just blessed."
