America's pickleball fascination continues, with yet another new Brentwood facility planned around the sporting phenomenon.

This one, Crush Yard, will soon sign a lease on a 33,000-square-foot space at Brentwood Place on Franklin Road, near Golf Galaxy, Total Wine, Fresh Market and Chick-fil-A. The target opening date is January 2025.

Crush Yard is a pickleball club, but it's also an expansive bar and restaurant that draws on the star power of executive chef Brandon Buck. Buck, a Charleston, South Carolina, native and former executive chef of Middleton Place, will design a menu of what Crush Yard chief marketing officer Andrew Ladden described as "elevated comfort food."

The pickleball venue should be massive, with room for eight courts, a full bar and a lower and mezzanine dining area with seating for 460 people.

It takes high ceilings and plenty of square footage to house the Crush Yard concept, which is why the swiftly growing company is looking to snap up failed grocery and big box stores for new franchise and corporate-owned locations.

The Nashville area should be the site of the third Crush Yard, but the company is in aggressive expansion mode, with a goal of 10 corporate-owned and 20 franchise locations, Ladden said.

"We love the idea of having indoor pickleball available every day of the year," he said.

Deal gone sour?Pickleball partnership turns sour between Brentwood, Williamson County

Such swift expansion for a business based on a sporting fad begs the question: What happens if people tire of pickleball? Ladden said this is not, in fact, a passing fad.

"It's definitely one of the conversations we had early on in deciding whether we wanted to commit to this," Ladden said. "But we're pretty darn convinced that pickleball ain't going anywhere."

In 2021, pickleball enthralled nearly 5 million players in the U.S., according to the 2022 Sports & Fitness Industry Association.

Add to that the fact that the U.S. has a pickleball court shortage, Ladden said, and you have a recipe for demand. The climate-controlled nature of Crush Yard only sweetens the deal.

"The vast majority of pickleball courts are outdoors, and subject to wind, rain and cold, so indoor courts are a real draw for us," he said.

Ladden credited pickleball's ease of access for its massive popularity spike.

"It's not like golf or tennis where you stink for a year before you're good," he said. "You quickly feel a sense of accomplishment."

Not for nothing, hitting the ball also makes a satisfying noise, he said.

"It's a visceral feeling when that plastic ball hits the paddle," he said. "It's the greatest feeling in the world. You feel like you're making such great contact with the ball and, in five or six minutes, you're like, 'That's it, I'm in.'"

Crush Yard will open daily at 11 a.m. and stay open late, until 10 or 11 p.m., depending on the day.

A mixed-use project planned for Summit Hill near Brentwood will not materialize, with the property eyed for the development now listed for sale.

As the Post reported in September 2018, prospective development company Brian Paul Hotel was planning for the South Davidson County site a project to be anchored by a boutique hotel and potentially to carry a price tag of $320 million.

The proposal included a luxury 171-room Brian Paul Hotel, a 600-seat entertainment venue, 13 penthouse condos, a small commercial building, multiple restaurants and retailers, and 22 garden-style single-family homes. Brian Weissmann and Milwaukee architect Wade Weissmann were planning to undertake the project and seeking to buy the property from Advent Partners.

Now, Advent Partners is seeking to sell the four-parcel site, which offers addresses of 201 Summit View Drive (on which sits a modernist office building) and 0-205-305 Summit View Drive (with each parcel being raw land).

The four parcels offer a collective 24.7 acres, according to Metro records.

Marketing materials do not offer asking prices for the property. The raw land and office building are separate listings.

It is unclear what Advent Partners (led by Preston Adams, a principal with Nashville real estate investment firm Legacy South) paid for the entirety of the site. Metro records note that George Tomlin, president of Brentwood’s GBT Realty, quitclaim deeded the 201 Summit View Drive property to Advent in 1993. Advent paid $378,800 for the 305 Summit View Drive parcel in 1980 and has since been involved in multiple transactions related to that property.

Nashville Business Journal reported in 2015 that GBT Realty was eyeing the site for a mixed-use project to have been called The Summit (read here). GBT Realty seemingly previously operated from the site’s modernist office building, with the company’s office now located nearby at 9010 Overlook Blvd.

According to marketing materials, the roughly 89,659-square-foot office building at 201 Summit View Drive is about 92 percent leased. The four-story structure, which opened in 1983, and is anchored by the regional office of global biopharma company Labcorp.

The building sits on a hill overseeing the southeast corner of the Interstate 65 and Old Hickory Boulevard intersection. A Hyatt Place hotel is located on an adjacent site.

Adams said he has enlisted Rob Lowe and Ross Smith — executive managing director and associate, respectively, for the local office of Dallas-based Stream Realty — to handle the marketing of the property.

For those who aren’t familiar, will you tell us about your company?

In 2007, founders Rachel and Ben Lehman set out to create a unique coffee experience in Music City. Now with three locations, an e-commerce market, and the forthcoming Williamson County expansion, Crema Coffee Roasters prides itself on creating welcoming cafe spaces and roasting exceptional coffee. Named one of the 100 Best Coffee Shops in America and Best Coffee Roaster in Tennessee by Food & Wine, the brand is known for its single-origin and blended coffees, espresso drinks, coffee classes, and bites from local purveyors.

Can you tell us a bit about the new space?

Crema Coffee Roasters, the beloved Nashville coffee brand founded in 2007, will open its first location outside of Metro Nashville on Wednesday, August 30th. Located in the ever-popular Brentwood Place Shopping Center, the new shop will serve its classic coffee drinks alongside an expanded food menu. Rooted in transparency and ethically-sourced products, the team behind the Nashville staple looks forward to serving and sharing knowledge with their new community.

What’s your approach to coffee?

Since opening the first location of Crema, the team has been committed to transparently sourcing coffee and teaching guests about the nuances within their different offerings. Favorite drinks from the menu include the Cuban (a latte made with sweetened condensed milk) and the Coffee Soda (carbonated iced coffee, demerara sugar syrup, orange peel garnish). Classics include coffee by the cup, espresso, filter coffee, iced coffee, and a selection of teas by Rishi. Guests can also purchase bags of coffee beans that are roasted at Crema’s East Nashville roastery. Crema also offers a selection of rotating specialty drinks that change seasonally.

To compliment the larger space, the new location will offer an expanded breakfast and lunch menu created by Courtney Whitsett of Pour La Mere (a locally based Certified Natural Chef), that will include nourishing and delicious food for Brentwood locals to enjoy on the go or while dining in. Standout items include Crema’s Breakfast Sandwich (sourdough toast, egg bake, sharp white cheddar, arugula, homemade tomato-bourbon jam), fan-favorite Avocado Toast (sourdough toast spread with Noble Springs goat cheese, smashed avocado, red pepper flake, microgreens and a squeeze of lemon) and Housemade Granola. Crema has partnered with the organization Nashville Grown, to help get access to local farmers and makers such as Noble Springs Dairy, Stooksbury Creamery, Dozen Bakery, and more to craft their menu items with locally sourced goods.

Histoire Offers Elevated Home Furnishings in Brentwood

Dena Adams named her recently opened furniture and home decor store in Brentwood “Histoire” because every home has a story, and what we put into that home is part of that story. Adams loves to help people find that perfect piece to go into that perfect place to make their story rich, lyrical and unique.

“Histoire is French for story,” explained Adams. “As we build our life and live our lives much of it is lived in our homes, and our homes tell the story about us. So, filling our home with things that are memorable or things that we absolutely love I think is important because it is a form of self-expression. I hope to provide items that can help [my customers] tell their story.”

The store, located at 125 Franklin Road in Brentwood, is a combination of a lot of things. Adams gets limited-run items, one-of-a-kind items, vintage and antique items. She sources from “everywhere.” Having lived in a lot of different places, and having helped friends and family with interior design for years before taking the plunge from corporate America to her own store, she has found sources from all over the world.

“There is pottery from Morocco, there are European accent pieces both vintage and antiques, there are Eastern European pieces that are super fun, there are some American vintage items, [and] there are fun lifestyle items,” said Adams. “Everything in the store are things that I just love and things that I have in my home or I would encourage anybody else to put into their home if I was designing for them.”

She also carries some lifestyle items for the home and the body, including items from Wonder Valley. Best known for their olive oil, Wonder Valley makes a number of body products from their olive oil, including face oil, soap and a new line of hair care products. Because of the quality of the olive oil, their products are nurturing without feeling oily on the skin.

“They are out of Ojai, California and it is an all-natural product line,” added Adams. “They are vegan, so they are safe for people with different skin ailments or women who are pregnant or just want a vegan product. Their olive oil is a cult favorite because it is amazing.”

Specialty chocolate bars are also available in the store from Quiet Botanist out of Hudson, New York. They are beautiful and absolutely delicious. For example, their Botanical Wonder Chocolate Bar is 72% dark chocolate with bits of blood orange, elderflower, rose petal and toffee embedded into the chocolate and then the bar is wrapped in gold paper and covered with a vintage botanical print.

Candles from Lumira, a company located in Australia, are another feature in the store. Company founder Almira Armstrong develops fragrances that, “remind you of something, somewhere, sometime that delivers you a perfect olfactory escapism…” She has created fragrances like Cuban Tobacco, Balinese Ylang Ylang and Tahitian Coconut that totally transport the buyer.

“And then we have accessories like cushions and chairs and tables and fun books and throws from Belgium that are linen and alpaca and angora,” noted Adams.

Vintage and antique furniture pieces stand out in the shop, like the one-of-a-kind black Mid-Century modern lounge chair that catches the eye as you enter the shop or the French 1760 trousseau chest that can be found in a back display.

“My own home is a combination of things I have assembled over the years,” said Adams, “and I love it that way. It means different pieces of memories in different corners of my house.”

And like her home, she wants to help her customers find pieces for their homes that make it a fun place to be and a place of celebrations of love and joy.

Located at 125 Franklin Road, Brentwood in the historic home painted a stylish gray that sits in the parking lot near The Perch in Brentwood, Adams has kept everything very understated like her style. Williamson County Growth Plan

Background Information

The City of Brentwood, along with Williamson County, Franklin, Fairview, Nolensville, Spring Hill, and Thompson’s Station are all working to update the Williamson County Growth Plan. Brentwood is currently evaluating its Urban Growth Boundary (UGB), which is a defined area beyond the city limits in which the City of Brentwood could grow into overtime.

Williamson County’s existing Growth Plan, which was developed pursuant to the requirements of Public Chapter 1101, was adopted in April of 2001. The Growth Plan established UGBs around each of the six municipalities, as well as four Planned Growth Areas within the County. These growth boundaries have not been altered since their adoption in 2001. Each municipality is evaluating their own respective UGB and all proposed changes will be consolidated and considered for approval through a prescribed ratification process.

Why is it important?

The state legislature required all counties in Tennessee not part of a consolidated metropolitan government to complete a growth plan. In addition to the state law requirement, the UGB sets the limits for land use, transportation, and sewer basin planning efforts.

Why is the City updating the UGB?

The UGB should be evaluated periodically to account for infrastructure improvements, market trends, growth patterns, and other changes that have occurred.

When the original Williamson County Urban Growth Boundary (UGB) plan was approved in 2002, the City of Brentwood was very intentional in its planning efforts to identify those areas where the City could realistically provide essential services, including utility services. Population projection and a cost of service analysis were completed at that time based on Brentwood’s then existing zoning ordinance and long range service plans.

Since that time, the City’s long-term infrastructure planning efforts have been based on eventual build out of this original Brentwood UGB area under the City’s existing low density land development standards. In addition, Brentwood is unique in Williamson County given it is essentially landlocked on three of its borders with Metro Nashville to the north, Franklin to the south, and Nolensville to the east. To the west, topography limits the extent to which the City could reasonably provide services.

Given these factors and the desire to not promote further development in areas where the City controls utility services, Brentwood has elected not to propose any significant alteration of its remaining UGB area as part of this update to the Williamson County Growth Plan. The only changes that are proposed are housekeeping in nature. Two small portions of property north of Maxwell Lane that are currently in the Town of Nolensville are proposed to be removed from the Brentwood UGB. The second proposed update is to correct a gap where there appears to have been a mapping error in the past to include a small portion of a parcel along the north side of Sam Donald Road into the Brentwood UGB.

The Brentwood Planning Commission adopted an updated Comprehensive Plan in October 2016, after numerous public meetings and surveys to gather information regarding the future plan. The proposed UGB boundaries are consistent with the Brentwood 2030 Comprehensive Plan.

Summary

The City of Brentwood’s proposed growth boundaries are consistent with the requirements of TCA 6-58-106. The 2020 Census certified a total population of 45,373 persons, up from 37,060 persons in the 2010 Census. As the growth rate in Brentwood has slowed, somewhat, compared to the 1980’s and 1990’s, there are only small housekeeping changes to the UGB Boundary being proposed. Brentwood is a mature community and one of the older suburbs of Nashville with the majority of growth already occurring since the City was established in 1969. Therefore, no significant changes are proposed or desired by the City at this time.

What are the required steps?

The Tennessee Code Annotated (TCA) Section 6-58-106 prescribes the procedures that must be followed when amending the Growth Plan. It involves an almost identical process as the original adoption process.

The state law says that urban growth boundaries shall:

1. Identify territory that is reasonably compact yet sufficiently large to accommodate residential and nonresidential growth projected for the next twenty (20) years.

2. Identify territory that is contiguous to the existing boundaries of the municipality.

3. Identify territory that a reasonable and prudent person would project as the likely site of high density commercial, industrial and/or residential growth over the next twenty (20) years based on historical experience, economic trends, population growth patterns, and topographical characteristics (professional planning, engineering, and/or economic studies may also be considered).

4. Identify territory in which the municipality is better able and prepared than other municipalities to provide urban services efficiently and effectively.

5. Reflect the municipality's duty to facilitate full development of resources within the current boundaries of the municipality and to manage and control urban expansion outside of such current boundaries, taking into account the impact to agricultural lands, forests, recreational areas and wildlife management areas.

How does annexation into the City occur?

The UGB update is different from annexation. Annexation refers to the addition of properties into the corporate city limits. Annexation occurs when a property owner willingly requests to be annexed into the City, or by referendum. Property owners within the UGB are eligible to request annexation which is ultimately voted on by the City Commission with a recommendation from the Planning Commission. There is also a process to annex by referendum, barring that the territory is not within another jurisdiction’s UGB.

How can I get involved?

The City will hold two public hearings to allow citizens the chance to formally voice their opinions. The first will be held at the July 5, 2023, Brentwood Planning Commission meeting and the second will be held at the July 10, 2023, Board of Commissioners meeting. Both meetings will be held at 7:00PM at City Hall.

The Coordinating Committee will also hold two public hearings before voting on the Growth Plan and sending it back to the jurisdictions for ratification, but those dates have not been established.
